If you do not have time to look at the application documents, the applicant’s description is:

 

Outline planning application with All Matters Reserved (except means of access) for up to 340 dwellings (Use Class C3), land for local community use and pavilion, landscaping, public open space and associated infrastructure, including demolition of 162 The Moors to enable all modes access

 

Some other features to note are:

  • Half of the houses are intended to be ‘affordable’
  • Most of the houses would be 2 storey with some 3 storey buildings near the open space (possible cricket pitches) at the east end
  • the proposed cricket pavilion appears to be a large structure with a car park for 40-50 vehicles. (It is a concern that this could be used for events other than cricket, on any day, possibly at night and causing disturbance.)
  • there would be two access roads leading from the Moors, one opposite Benmead Road, where the footpath currently leads, and the other where no 162 the Moors currently stands.
  • almost half of the land would be ‘green infrastructure’ of some kind including public open spaces.
  • the Planning Statement states that “the drainage strategy will effectively manage and attenuate surface water on site, thereby reducing existing levels of flooding beyond the site” (see diagram below)

As the application is for Outline Permission this plan and all details given must be taken as illustrative only, and may change when further detailed applications are submitted.
